Construction Project Manager | 5 Years of Experience

Requirements: Minimum of 5 consecutive years as a Project Manager in the commercial building industry of ground- Up new construction, preferably on projects with multiple stories. Willingness to work as a Project Manager on either Design- Build General Contracting Projects or as a Project Manager on Structural Concrete Subcontractor projects, including large Parking Structures and mid- Ize office buildings. Familiarity with self- Erforming structural concrete work as a Union Contractor is essential. Proficiency in computerized project management software is required. Strong cost control skills, including the ability to review weekly budgets, collaborate with project superintendents, and report on project P&L, issues, events, applications for payment, and schedule. Capability to write scopes for subcontracts and purchase orders. Ability to act as a liaison between the project site, owner, and/or General Contractor. Expertise in reading and interpreting plans and specifications at a detailed level. Willingness to learn and implement project management processes. Must be a team player and actively engaged in project work, not solely a delegator. No out- Of- Tate candidates will be considered. Maximum of 30 years in the industry; candidates with 40 years of experience need not apply. Candidates must have a proven track record as hands- On Project Managers, and not have held Director, Executive, or Managerial positions for an extended period. No candidates with a history of frequent job changes and short terms of employment will be considered. Strong understanding of scoping, buyout, cost control, and excellent communication skills are a must. Fluency in Prolog and Converge is a plus. Responsibilities: Project Management: Oversee and manage all aspects of commercial building construction projects, ensuring they are completed on time, within budget, and in accordance with quality standards. Project Types: Work on Design- Build General Contracting Projects or as a Project Manager on Structural Concrete Subcontractor projects, including large Parking Structures and mid- Ize office buildings. Structural Concrete Work: Supervise and coordinate self- Erformed structural concrete work as a Union Contractor, ensuring compliance with industry standards and specifications. Software Proficiency: Utilize computerized project management software for efficient project tracking, reporting, and communication. Cost Control: Take responsibility for cost control measures, including reviewing weekly budgets for self- Erformed work, collaborating with project superintendents, and reporting on project P&L. Contract Management: Write scopes for subcontracts and purchase orders, ensuring clear and comprehensive documentation. Liaison Role: Act as a liaison between the project site, owner, and/or General Contractor, facilitating effective communication and resolution of issues. Blueprint Interpretation: Read and interpret plans and specifications at a detailed level to ensure project compliance and accuracy. Process Implementation: Learn and implement the organization's project management processes, adapting to the specific requirements of each project. Team Collaboration: Foster a collaborative environment by being a team player and actively engaging in project work, avoiding a purely delegative approach. Location Requirement: Ensure compliance with the no out- Of- Tate candidates policy. Experience Limit: Adhere to the maximum experience limit of 30 years in the industry; candidates with 40 years of experience need not apply.
